So with sales on the dramatic increase with more and more of the best deals being taken from the market  is it time to buy that investment property in Spain and if so what type of property investment should one make and where?

If you are really looking for a top quality investment then the real value can be found in discounted luxury Villas in fantastic locations like this beachside villa in El Rosario which offers fantastic holiday rental income. The secret is obviously not to fall in love with it yourself or at the very least not to want to keep July and August for yourself where you could be looking in excess of 24,000€ gross just for those two months.

Holiday Villas in Spain offer the opportunity of very good rental income and if you buy at the right price a great opportunity for capital growth. If you need finance then it’s best to get a pre-approval before you start to shop. This way when you see the villa you want you are in a position to act. Right now you will be lucky to get a maximum of 70% of the purchase price so with buying costs you will need at least 40% cash.

Once you have your funding in place then it’s a question of targeting where you want to buy and how much you want to spend. I would strongly suggest you pick location over property. Remember this is an investment and your primary reason for buying is rental income and capital growth. Then obviously start to source the best deals come and view and buy.

Most importantly if you’re going to act in 2012 you need to complete your purchase by April so you have time to market the property for rent in July and August.
