Mallorca property for sale offers a lot to prospective Spanish property buyers with prices from 300,000 Euros to 20 Million Euros it is no surprise that Mallorca is one of the first locations people look for when looking to buy a property in Spain. However as we come to the end of April 2012 the obvious question is Mallorca the place for you?

First of all let\’s take a look at Mallorca the location. Mallorca is the main island of the Balearic Islands situated off the Valencia and Barcelona coastline of Spain. You can get a boat from either Denia, Valencia or Barcelona to the Balearic Islands. As for the Island itself Mallorca offers a complete range of lifestyle and diversity that makes it appealing for International buyers especially those from the UK and Germany. Puerto Andratx and Santa Ponsa are probably the most upmarket areas of the Island but there are also some lovely inland areas such as Manacor and to the North of the Island you have much more sedate beaches in places such as Pollensa and Alcudia. It\’s not hard to see why properties for sale in Spain buyers are attracted to Mallorca

I think it\’s important you know the different areas on offer when looking to buy properties for sale in Spain and Mallorca. Because you can either be in the heart of the action or can be in a much more relaxed environment the choice is yours and this is also one of the great attractions of property for sale in Mallorca.

So what property for sale in Mallorca can you buy at the bottom end of the market? Well believe it or not you it\’s very hard to find a bottom end of Mallorca maybe you have to go to the tourists towns of Magaluf or Palma Nova to find the bottom but in reality nice quality apartments start at around 350,000 Euros in these areas. However if you choose to be in the very top locations such as Andratx port then you could expect to pay at least 600,000 Euros for a nice two bedroom apartment with Penthouses right up to 2 Million in the best places such as port portals.

Probably the most interesting thing about property for sale in Mallorca is the villa market where you have such diversity from luxurious frontline beach villas up to 20 million Euros to grand mansions in places such as Son Vida also in this price bracket. For the best value in Mallorca you could do a lot worse than check out villas in Llucmajor and the south of the island as there is no doubt this is where the best value is in Mallorca.

So if you\’re looking to buy properties for sale in Spain you could do a lot worse than the Island of Mallorca, probably very hard to find an area with such huge choice. However Mallorca doesn\’t offer any so called Spanish property bargains due to the fact there is no oversupply of property and plenty of buyers looking to buy high quality properties

Puerto Banus is situated some four kilometers west of Mabella and as you would guess by its name is famous for its bustling port which attract the rich, famous and party goers alike. The port itself has the best designer name shops, high quality restaurants and bars. However Puerto Banus is also a bit like Count Dracula\’s castle beautiful and serene by day and a den of inequity by night. The bewitching hour tends to me at around 9 PM and this twilight zone sees two very distinctive clienteles mixing before going their separate ways with party sect going out to rave. However there are other parts of Puerto Banus namely Nueva Andalucia that offer a more sedate way of life.

I think it\’s important you know the different lifestyles on offer when looking to buy property for sale in Spain and Puerto Banus. Because you can either be in the heart of the action or can be in a much more relaxed environment the choice is yours and this is also one of the great attractions of property for sale in Puerto Banus.

So what property for sale in Puerto Banus can you buy at the bottom end of the market? Well believe it or not you can buy a two bedroom apartment in urbanization such as Los Naranjos de Marbella for under 200,000 Euros. Whilst really classified as Nueva Andalucia it\’s a walkable distance to the center of Puerto Banus but these properties don\’t really have the class and style you would associate with Puerto Banus. For this you really need to start looking between 400,000 and 600,000 for luxury two bedroom apartments and rising up past 4 million Euros for true frontline beach luxury penthouses.

Probably the most interesting thing about property for sale in Puerto Banus is the villa market where you have such great choice in that you can buy a Villa close to the beach for under 1 million Euros in a location such as Azalea Beach and pay up to 20 Million Euros for frontline Beach Villas.

So if you\’re looking to buy property for sale in Spain you could do a lot worse than the area of Puerto Banus, probably very hard to find an area with such huge choice.

One of them is its proximity to the rest of Europe making it very accessible drive from the south of Germany, France and the south of the UK. This coupled with the quality of properties on sale for the price being sold gives this area a huge advantage over others especially in Costa Blanca as whole

So if you\’re looking to buy Spanish properties for sale you could do a lot worse than Costa Blanca, probably very hard to find an area with such huge and stark choice anywhere else in Spain because of such diverse prices and different qualities of property on offer.

There has been lots of talk and things written about Spanish bank repossessions and distressed deals in Spain over the last two years with lots of wild claims as to what represents the best Spanish property deals such as Bank repossessions, Distressed sale, deals direct from the developer or 100finance deals with key ready new properties. So the obvious question is what is the right deal for you?

The truth is it really does depend on your own circumstances with many factors to be taken into consideration such as how much finance you require, what type of property do you want to buy and other factors such as are buying as a  holiday home or for investment or some cases it could be both. I will try to go through the different types of deals on offer and give you my judgment call on which way to go.

Firstly Spanish bank repossessions offer two very good options, one for the Cash buyer and one for the buyers who needs  in excess of 80finance. The reality here is that if you are a cash buyer you should be able to buy bank repossession for less than someone requiring finance as the banks would prefer to totally liquidate their asset. Whilst you might pay more if you want a high level of finance the banks will lend more on their own properties and at a better mortgage rate than if you were to buy a normal distressed sale requiring a mortgage

Secondly a distressed sale really does suit the cash buyer best because a distressed vendor may not have the time to wait for a buyer to get his mortgage approved  and if  you\’re a cash buyer this is probably the best place to focus your buying power. Whilst there are not nearly as many distressed sales as there used to be there are still one or two Spanish property deals that can be picked up.

Thirdly is a key read development which has been hugely discounted and has finance attached? This is an extremely attractive option for those looking for an apartment or townhouse but very unlikely to be of benefit for those looking to buy a villa. Here you will find good discounts and can obtain up to 100finance depending on the deal as the banks and the developers have come to an arrangement to avoid the properties being repossessed. Also the mortgage rate on these deals can be at least 2.5over Euribor better than a normal mortgage saying you over 5000 Euros a y ear on a 200,000 mortgage. This is very important point for investors.

So if you\’re looking to take advantage of Spanish bank repossessions or just a great Spanish property deal then it\’s very important you pick the option that suits your circumstances best which is not always easy but I hope the above advice will help you make a more informed decision.

So what are the disadvantages of building your own Villa? The major one without a doubt is the 18 months from start to finish it takes to build when you want your dream Villa right now. Secondly you will have to go through a lot of frustrations from start to finish unless you use a turnkey bespoke Villa service.

A turnkey bespoke villas service is in reality buying your own private villa off plan and having it designed to the way you want but unlike design and build you have a guaranteed priced at the end of the project and more importantly you are paying for peace of mind and someone else having to deal with the heartaches and most importantly somebody who has had huge experience in building luxury villas and making sure only the best architects in Mallorca are used.

When compared to villas for sale in Spain the pluses are you get the dream villa you want with the views you want without having to compromise. One thing to be prepared for in Mallorca is that building costs tend to be more expensive than in the mainland as they have costs such as importing all the materials onto the island that you wouldn\’t get if you built on the mainland Spain. This Thursday and Friday we had unprecedented levels of traffic to our website so much so our very own dedicated server crashed and we were several hours without an Internet connection for our users searching for Spanish property. Whilst most people would be upset about this we were absolutely delighted. Are All Andalucía People Stupid?

So what effect will last Sunday’s election results have for Andalcucia and more importantly how will it affect property for sale in Andalucía market and will it have effect on unemployment.

I remember my uncle Nigel telling me in the early 80s that you should have to pass an intelligence test before being allowed to vote. He was of the opinion if you actually wanted to vote for the Labour Party and especially Michael Foot you lacked the necessary intelligence to vote. When you see what state the UK is in after modern socialism he may have had a point.

Well they say you get what you wish for and all those citizens who voted for the socialists and Communist parties last Sunday thus depriving the PP power in Andalucía will reap what they sowed. Whilst the PP got the majority of the vote the Communist and Socialists between them to form the next Junta de Andalucía government and thus doing their best to obstruct the new Government of Spain in its plans to reform employment laws as well as killing all the great plans Angela Muñoz had to put Marbella back on the map.

Andalucía has the highest unemployment in the whole of Spain so you would think the workers of Andalucía would endorse new employment laws that will give more jobs to the people of Andalucía and most importantly give local people the opportunity of earning money so their homes are no longer repossessed in such large numbers. No in fact they voted for less jobs and more Spanish bank repossessions.

Today as I write this blog we have a general strike against the plans of the new government who are trying to fix to long standing structural problems here in Spain that are preventing full employment. The amazing things is by voting to keep everything as it is your voting not to help your fellow citizens find work, not very socialist or charitable.

Also the socialist government the Junta de Andalucía will now block the new Port of Marbella on planning issues even though the people of Marbella and Costa are all in favor of it. There real objection is the politics of envy as they consider it to be only for rich people and not for your average person. However this is completely stupid way of thinking. As Andalucía has been built on the money for overseas rich people and if they all pulled out tomorrow Andalucía would be destitute. The whole point about the new port was it was going to attract much more new inward investment and thus helping the current Andalucía property for sale much more saleable.

So in answer to the title of blog not all Andalucía people are stupid just the ones who voted for the socialists and the ones who voted for the communists need to be committed.

Bankia Slashing Spanish Property Prices but Will Anyone Buy Them

With the news that Spanish real estate firm Bankia Habitat is to slash the asking prices of many of its properties by more than half in a bid to clear its backlog of bank-owned stock will anyone buy these bank repossessions in Spain?

The company, which is the real estate arm of Spain’s Bankia, is looking to offload some 9,000 properties this year – more than double the 4,285 houses the group sold in 2011.

Bankia hope that property investors will be able to take advantage of discounts of up to 60% in some cases as prices slide dramatically across Spain. Latest figures show that prices across the country dropped by 11.2% in the fourth quarter of 2011, which is the sharpest drop since the first quarter of 2007.

Fernando Encinar, head of research at real estate news portal Idealista, said: “The figures confirm the hard landing of the real estate sector’s return to normality. After almost a decade of a bubble that many people denied existed we are seeing a collapse of prices that will continue throughout 2012 and probably into next year.” However this guy is only talking about the local market and not the international market.

Amongst the portfolio are properties in Madrid, Malaga, Valencia and the Canary Islands, with prices starting at £37,000. Only 500 of the properties up for sale will be new build. However it’s a real question if international buyers will buy what is effectively complete and utter rubbish.

The banks here in Spain have been completely clueless about selling their properties with the probable exception of Banco Popular who have at least had a coherent strategy to selling its repossessions and more importantly has worked with its developers to sell properties without having to repossess them.
